We not only manage your property but also your taxes as you live abroad. We also support foreign nationals living both in Japan and overseas with unfamiliar tax systems. Real estate in Japan requires particular procedures.

Property Sales Brokerage
• Property Valuation: Free
• Brokerage Fee: 3% of property price + 60,000 JPY (excluding tax)
Property Management
• Management Fee: 5%–10% of monthly rent (excluding tax)
• Vacancy Management: From 5,000 JPY/month
(excluding tax)
Asset Management for Overseas Clients:
• Account Management: From 3,000 JPY
• Tax Agent: 5,000 JPY/year
• Affidavit: 50,000 JPY (excluding tax)
Tax agent and affidavit services included in sales brokerage fee
Rental Brokerage
• Brokerage Fee: 1 month’s rent (excluding tax)
Renovation
• Estimate: Free
• Interior Renovation: From 100,000 JPY (excluding tax)
• Full Renovation: From 1,000,000 JPY (excluding tax)
• Air Conditioner Installation: From 80,000 JPY (excluding tax)
• Bathroom Renovation: From 500,000 JPY (excluding tax)
